Why it's different

The signature is not a separate product

Most brokerages run transaction software and a signing service as two subscriptions, with documents moving between them. In Torelis the document, the signature, and the deal record are the same system.

No second subscription

Sending for signature is included in the Transactions module. There is no per-envelope fee and no signing account to connect.

Nothing gets re-keyed

The document is filled from the transaction record, so the address and parties on the contract are the ones already on the deal.

The executed copy comes home

Once everyone signs, the signed PDF is stored on the transaction and emailed to every signer. It is not sitting in another vendor’s account.

E-signature in the same system

Send for signature without leaving the transaction. Each signer agrees to sign electronically before the document opens, fills their own fields, and signs. The executed PDF gets a certificate page recording each signer’s consent, signing time, and IP address, plus a fingerprint anyone can check to confirm the file hasn’t been changed.

A commission waterfall that reconciles

Percentage or flat, with seller concessions, a referral off the top, broker, agent, and co-agent splits, and fees charged to whichever side actually bears them. The result is checked to confirm every dollar of gross commission is accounted for.

Disbursement records

Generate the list of who is owed what from the commission, covering the brokerage, agents, referral partners, and fees, then track each one as it is paid.

What happens when you send for signature

    The document fills itself in

    Fields you placed on the template are populated from the transaction: property address and county, the parties, the agent, the price, the dates.

    Each signer gets their own link

    Signers only see and fill the fields assigned to them, so one party cannot complete or sign another party’s section.

    Signatures are recorded as they arrive

    Each signature is timestamped, stamped with the signer’s IP address, and logged on the deal’s activity feed as it comes in.

    The executed copy is generated and sent

    Once everyone required has signed, signatures are burned into the PDF, a certificate page listing every signer with their email, consent, timestamp, and IP is appended, and the finished document is fingerprinted, stored on the transaction, and emailed to all signers.

Where Transactions stops

Torelis does not move commission money

The commission waterfall calculates what the brokerage, the agents, referral partners, and fee recipients are owed, and disbursements track each payment’s status. Actually paying those people is still done by your brokerage through your own bank or escrow account.

Forms are the ones you supply

Torelis does not ship state or association contract forms. You upload the documents your brokerage already uses and place the fields once, and they become reusable templates.

Contacts come from the CRM module

Parties on a transaction are drawn from your CRM contacts. Transactions works without the CRM, but the two are bought separately at $20 and $20 per user, per month.

What is Torelis Transactions?

Torelis Transactions is the module that carries a real estate deal from contract to close. It holds the deal record and its parties, runs reusable closing checklists, fills and sends documents for signature, and calculates the commission split. It costs $20 per user, per month.

Is e-signature included, or is it an add-on?

It is included in the Transactions module. There is no separate signature subscription, no per-envelope charge, and no third-party signing account to connect. Sending a document for signature is part of the module you already pay for.

Are the signatures legally binding?

Torelis records what electronic signature law expects: each signer signs through their own unique link, agrees to sign electronically before the document opens, and their name, email address, consent, signing time, and IP address are captured. A certificate page listing all of that is appended to the executed PDF, and a fingerprint of the finished file is kept so anyone can confirm a copy has not been changed. Whether a specific document is enforceable depends on the document and your jurisdiction, so treat this as a record-keeping description rather than legal advice.

Do documents fill themselves in?

Yes, for the fields Torelis knows. Place fields on a template once and the property address, county, parties, agent, price, and dates are filled from the transaction record when you send it. Signers fill in the rest.

Can several people sign the same document?

Yes. Each signer gets their own link and owns their own fields, so one party cannot fill in or sign for another. The executed copy is generated once everyone required has signed, then emailed to each of them.

Does Torelis pay my agents their commission?

No. Torelis calculates the split and generates the list of who is owed what, then lets you mark each one paid as you pay it. Moving the money is still done by your brokerage through your own bank or escrow account.

Do I need the CRM to use Transactions?

No, the modules are sold separately at $20 per user, per month each. They do work together though: parties on a transaction are pulled from your CRM contacts, and a contact record shows the deals that person is part of.

Is there a contract or a free trial?

There is no contract, and billing is monthly so you can cancel at any time. New accounts start with a 14-day free trial with every module open; you add a card at signup and billing begins when the trial ends.
