Cost Comparison

What real estate software costs, worked through

One brokerage reported spending about $3,500 a month across its software. The same seven people on Torelis CRM and Transactions comes to $280 a month. Here is exactly how that number is built, and exactly what we do and do not know about the other one.

About this comparison

This is a pricing scenario, not a customer story.

  • We worked through these numbers with a real seven-agent brokerage that told us it was spending roughly $3,500 a month on software.
  • We did not audit that figure. We do not know precisely which products, seat counts, or contract terms it covered, and we are not naming the vendors.
  • The brokerage did not necessarily move to Torelis. No saving was measured, and we are not claiming any was achieved.
  • The Torelis figure is not an estimate. It is what our published pricing produces for seven users on two modules, and the arithmetic is below for you to check.

The two numbers side by side

One is reported and unverified. One is arithmetic from published pricing.

Reported, unverified

$3,500 /month

What a seven-agent brokerage told us it was spending across separate tools. We did not verify this and are not naming what it covered.

Calculated from published pricing

$280 /month

Seven users on Torelis CRM and Transactions. No contract, no setup fee, and nothing else added.

How the Torelis figure for seven users is calculated
ModulePriceUsersMonthly
CRM$20 /user/month7$140
Transactions$20 /user/month7$140
Total$280

The gap between the two figures is about $3,220 a month, or roughly $38,640 a year. That is a difference between one reported number and one calculated number, not a saving anyone has banked.

Why the gap

Where brokerage software spend usually goes

A stack gets expensive in fairly predictable ways. These are the ones Torelis is structured to avoid.

Signing sold separately

E-signature is commonly its own subscription, sometimes with per-envelope pricing on top. In Torelis it comes with the Transactions and Property Management modules you already pay for.

The website as its own product

A brokerage site, hosting, and a lead-capture form are often three line items. Every Torelis account includes a branded site whose inquiries land in the CRM.

Paying for seats that do not need the tool

Per-account pricing means everyone gets everything. Torelis assigns modules per user, so agents who never touch a contract are not paying for contract software.

Paying for people who left

Deactivate a user and the Torelis subscription updates, prorated for the unused part of the month.

Portal seats

Owner and tenant portal accounts are never billed as users, so a growing rent roll does not grow your subscription.

Annual contracts and setup fees

Torelis is billed monthly with no contract and no setup fee, so leaving costs nothing beyond the month you are in.

Your number

What Torelis would cost your brokerage

Both sales modules for every user. If only some of your team handles contracts, assign Transactions to just those people and the figure drops.

Questions

About these numbers

How much does Torelis cost for a seven-agent brokerage?

Seven users on both the CRM and Transactions modules costs $280 per month. That is $20 per user, per month for the CRM plus $20 per user, per month for Transactions, across seven users. There is no contract and no setup fee.

Is the $3,500 figure verified?

No. It is what one brokerage told us it was spending across its software when we worked through the numbers together. We did not audit their invoices, we do not know precisely which products or contract terms it covered, and we are not naming the vendors involved. Treat it as a reported figure, not a measured one.

Did that brokerage switch to Torelis and save money?

We are not claiming that. The comparison was an exercise in what the same work would cost on Torelis. No saving was ever measured, and this page is a pricing scenario rather than a customer success story.

Why is Torelis cheaper than buying separate tools?

Mostly because capabilities that are usually separate subscriptions are inside a module you already pay for. E-signature is part of Transactions rather than a separate signing service, and a public website with lead capture comes with any Torelis account rather than being its own product. You also assign modules per user, so people who never touch contracts are not paying for contract software.

How do I work out my own number?

Count the people who need each module and multiply by $20 per user, per month. Someone on both sales modules is $40 a month. Nothing else is added: no setup fee, no per-signature charge, and no minimum team size.

Are there costs this comparison leaves out?

Yes, and they apply to both sides. Neither figure includes MLS or association dues, IDX fees charged by your MLS, or payment processing. Online rent and deposit payments in the Property Management module are processed by Stripe, with the processing fee added to the payer’s total.
