Owners, properties, units, leases, tenants

The whole portfolio in one structure, from the owner down to the unit and the lease on it. Owners, leases, and tenants each keep dated notes rather than one field that gets overwritten.

Rent invoices raised on their own

Monthly invoices are generated automatically for active leases, once per month per lease, with rent reminders sent separately. Nobody has to remember to bill.

Tenants pay online, by card or bank

Rent and security deposits are paid through a hosted checkout by card or bank transfer, with autopay available so a saved bank account or card is charged when the invoice is raised.

Maintenance from request to closed

Tenants raise requests from their portal. Each ticket carries a priority and status and can be assigned to a vendor, and the tenant is emailed automatically whenever the status changes.

Rental applications with a decision trail

Applicants apply online with screening authorization. Your criteria evaluate the application, but it stays in review until someone verifies income and records the screening results, and every step is logged.

Security deposits, start to finish

Collect the deposit online, itemise deductions at move-out, record the return, and produce a deposit statement showing how the number was reached.

Owner statements and 1099 summaries

Work out what each owner is due after the management fee, email them a statement, and pull a year-end summary of gross rents collected per owner as a CSV.

A trust balance you can reconcile

Torelis adds up the deposits you are still holding plus the rent you have collected but not yet paid out, so you can compare that figure against your actual trust or escrow bank balance.

How the money moves

Straight from the tenant to your bank

This is the part worth being exact about, so here is the whole path.

    You connect your own Stripe account

    The brokerage connects its own account, and can route rent, deposits, and fees to different accounts if it keeps them separate.

    The tenant pays by card or bank

    The rent and the processing fee are shown as two separate lines. Card is charged at 2.9% plus 30¢ and bank transfer at 0.8% capped at $5, so bank transfer is offered first because it costs the tenant far less.

    The charge is made on your account, not ours

    The payment is created directly on your connected Stripe account. It does not pass through a Torelis balance, and Torelis takes no cut of the rent.

    You receive the full amount owed

    Because the fee was added on top rather than taken out, the rent or deposit reaches you whole and Stripe pays out to your bank on your own schedule.

Processing rates shown are Stripe's standard published US pricing, which is what the fee calculation uses. Your own Stripe agreement governs what you are actually charged.

Both portals are branded to your brokerage, and neither one adds to your bill.

Every tenant on a lease sees and can pay the same invoices, so co-tenants are not locked out of rent that happens to be addressed to someone else.

Worth knowing

What Torelis does not do

Property management involves other people’s money, so these are worth reading before you buy rather than after.

Torelis never holds your money

Rent and deposits are charged directly on your brokerage’s own Stripe account, so the funds go to your bank without passing through Torelis. We never take custody of, hold, or move client money.

Owner payouts are recorded, not sent

Torelis calculates what an owner is owed and produces the statement, then you pay them from your own trust or operating account and record how and when you did it. Torelis does not send the payment.

Trust reconciliation is a report, not a compliance system

The trust figure is arithmetic on your own records, meant to be checked against your bank balance. It is not a substitute for your accountant, your broker’s trust accounting obligations, or the rules of your state.

The 1099 summary is a summary

You get gross rents collected per owner for the year, which is the figure a 1099-MISC is based on. Torelis does not file anything with the IRS. Hand it to your accountant.

Screening results are recorded, not pulled

Torelis does not run credit or background checks. Applicants authorise screening, you obtain the report the way you already do, and Torelis records the outcome and keeps it with the application.

Property management data is shared across your PM team

The per-agent scoping that applies to CRM contacts and sales transactions does not apply to PM. Anyone assigned the Property Management module sees the whole portfolio.

Common questions

What is Torelis Property Management?

Torelis Property Management is the module that runs a rental portfolio: owners, properties, units, tenants, and leases, with rent invoicing, online payments, maintenance, owner statements, and portals for owners and tenants. It costs $20 per user, per month.

Are owners and tenants billable users?

No. Only active staff members assigned to a module count as billable seats. Owner and tenant portal accounts are never billed, so a growing rent roll does not increase your Torelis subscription.

How are rent payments handled?

Tenants pay by card or bank transfer through a hosted checkout. The charge is created directly on your brokerage’s own Stripe account, so the money goes to your bank without passing through Torelis. Torelis never holds or moves your funds.

Who pays the card or bank processing fee?

The payer does. The processing fee is added on top of the rent as a separate line at checkout, so the amount you are owed arrives in full rather than being reduced by the fee. Bank transfer is offered first because it costs the tenant far less than a card.

Does Torelis pay my owners for me?

Does Torelis run tenant screening?

What do the owner and tenant portals include?

Owners see their properties, active leases, monthly rent, rent collected, and the status of maintenance on their properties. Tenants see their lease, invoices and payment history, any outstanding balance, their security deposit, and can pay rent, set up autopay, and raise maintenance requests.

Can leases be signed electronically?

Yes. E-signature is part of the Property Management module for leases and owner agreements. You build a PM document template once, and the property address, parties, rent, and dates fill in from the lease when you send it.

Do I need the other modules to use Property Management?

No. Property Management is sold on its own at $20 per user, per month. The CRM and Transactions modules are separate and are only added if you want them.
